There are essentially three types of damp that we have to deal with. These are:

Rising damp: This happens when the damp-proof course has either deteriorated or been breached (for example by wet earth being piled against a wall above the height of the damp course) and damp rises upwards through the brickwork from the ground.

Condensation: This is usually caused by poor ventilation this is where water vapour condenses to form water droplets on inner surfaces. It is particularly noticeable on windows. This excessive atmospheric moisture can be due to cooking, use of certain types of heaters, poor internal heating systems and poor ventilation.

Rain & water penetration: This is where rainwater, or other water finds its way into the building structure due to broken guttering, missing roof tiles, leaking pipework, or deterioration of the pointing between the brickwork.

The Cures:

Fixing damp problems isn't always excessively expensive. It may be a simple solution like lowering the earth in a flower bed, fixing guttering, replacing roof tiles, re-pointing brickwork, or improving ventilation. Even if the damp course has deteriorated beyond repair, modern replacement methods are much faster and cheaper than in past years. If you have buildings insurance you will probably find that the policy may even cover the full cost of repairs.

Most replacement damp-course solutions these days involve replacing the old damp-proof course by chemical injection treatments into a layer of mortar above the brick where the old damp course used to be, usually with a water-repellent silicon creed resin compound. This spreads throughout the mortar forming a waterproof layer and sealing any water channels.

Dependent on the extent of the problem this may also involve removal of damp plasterwork inside the property and standard re-plastering, but with mould and water resistant chemicals added to the mix as a further precaution against the problem.

Improving ventilation in the affected area can more often than not rectify condensation and making sure venting from heaters is adequate. Sometimes dehumidifiers may have to be used to help remove excess moisture that has built up prior to rectifying the problem.
